Is it true dat people in NYC cant built villas but only have 2 live in appartments?

I live in a three story row house. But there are even places in the city with traditional houses, with grass surrounding them.

Many people in NY live in apartments, some rent but may own them either as co-ops or condos. There are also many private homes in NY as well. In my neighborhood in Brooklyn many people live in townhouses called brownstones that were built in the late nineteenth century, although I live in a co-op apartment.Is it true dat people in NYC cant built villas but only have 2 live in appartments?
